1.0 BUILDING REQUIREMENTS 1.1 HEALTH AND SAFETY Below are details of the statutory regulations and minimum standards that are expected of landlord/persons responsible for the building. 1.1.1 Health Safety Risk Assessment – Annual Under the Health and Safety at Work Act 1974 (the HSW Act), you have to ensure, so far as is reasonably practicable, the HS of yourself and ‘others’ who may be affected by what you do or do not do. It applies to all work activities and premises and everyone at work has responsibilities under it. Employees must take care of their own HS and that of others who may be affected by their actions at work. They must also co-operate with employers and co-workers to help everyone meet their legal requirements. The Management of Health and Safety at Work Regulations 1999 also apply to every work activity and workplace and require all risks to be assessed and, where necessary, controlled. WP would advise to air on the side of caution for minimal cost in the absence of clear regulation; LCM should be carrying out an annual HS Risk Assessment. It is a legal requirement for every employer and self-employed person to make an assessment of the HS risks arising out of their work. The purpose of the assessment is to identify what needs to be done to control HS risks, Regulation 3 of the Management of Health and Safety at Work Regulations 1999.
